This project explores Airbnb listing data from Seattle, WA. It analyzes average price per bedroom, price by ZIP code, annual revenue, and the number of listings by bedroom count, with insights presented through a Tableau dashboard.

Dataset Description

The dataset is part of Airbnb Inside that includes comprehensive details about listings, reviews, and calendar availability.

Data Visualizations

The goal is to analyze pricing patterns, availability, and potential revenue trends. A dashboard has been created in Tableau to visualize key insights, including:

  • average price per bedroom,
  • price distribution by ZIP code,
  • revenue over the year,
  • distinct count of listings by number of bedrooms.

These visualizations help uncover market dynamics and provide a clearer picture of Airbnb operations in the Seattle area.

Insights

A few insights are mentioned below, though additional findings can be uncovered by changing the filters, as it is an interactive dashboard.

  • ZIP code 98134 has the highest Airbnb prices, with one-bedroom listings averaging $149.30 and two-bedrooms at $320.00. In contrast, ZIP code 98125 has the lowest prices—$62.46 for one-bedroom (about 139% lower) and $94.00 for two-bedroom (around 240% lower).
  • Both ZIP codes have limited listings, but 98125 has slightly more options. 98134 has only 3 one-bedroom and 1 two-bedroom listings, while 98125 has 13 one-bedroom and 1 two-bedroom listings.
  • In 98134, revenue peaks between mid-May and mid-September, reaching up to $7,500, indicating strong seasonality. In 98125, revenue starts increasing in March and remains relatively stable around $5,500 throughout the year.
